An out-dated building, slated for demolition, was salvaged and adaptively reused on a budget, transformed into an unexpected amenity for a private property.
LSS began by challenging the presumption of the 1940’s stone and wood structure’s demolition, researching its design and structural condition. Its siting and composition suggested that fragments of the building could be removed to expose planes of stone as external terraced garden walls; and that the floor plates could be selectively removed to create a 2-story basketball court. The massive steel shoring members, needed to brace the building’s walls and roof, were retained and exposed to express its new structural system. The reconfigured spaces were linked by a new folding steel stair with a sculptural filigree of tensile cable supports, delicately hung from a new ceiling beam.
By questioning preconceptions and exploiting a building’s inherent assets, LSS reframed the design problem to create new value, giving a disused structure a second life.
The Private Gym received an AIA Westchester Adaptive Reuse Award.
